1. Data Normalization & Spatial Hierarchy

Multi-sourced property data is standardized through spatial deduplication. Valuation points are mapped from Neighborhood (Barrio/Colonia) → Municipality → Department → National levels.

2. Central Tendency & Outlier Trimming

To prevent luxury and industrial outliers from distorting market baselines, Quanta utilizes Median pricing and 5% Winsorized Mean averages (truncating the top and bottom 5% of distribution tails).

Statistical Models:

Winsorized Mean: X̄_W (5% Trim Tail)
3. Unit Area Conversion Standards

All property footprints are standardized to square feet (ft²) internally using fixed geometric conversion ratios: 1 m² = 10.7639 ft² and 1 vara² = 7.523 ft².

4. Investment & Yield Dynamics

Capitalization Rates (Cap Rate) represent estimated annual gross rental yields divided by local market property prices. Rent/Sale Ratios benchmark inventory composition.

Cap Rate = (Annual Rent / Market Value) × 100%
Rent/Sale Ratio = Count(Rent) / Count(Sale)
