Data Sources
Our data is aggregated from multiple public listing sources and direct partnerships with agencies across Honduras. We deduplicate listings based on location, price, and property features to ensure accuracy.
Price Metrics
Median Price
The middle value of all active listings. We use median instead of average to minimize the impact of luxury outliers.
Winsorized Average
We calculate the average after removing the top and bottom 5% of outliers to provide a robust mean.
Price per Area
Calculated as Price / Area. We normalize all units to square feet (ft²) for internal calculations.

Market Health
Days on Market (DOM)
The number of days a listing has been active on the market since its first appearance.
Absorption Rate
The rate at which available homes are sold in a specific real estate market during a given time period.
